Why these are worth trusting
Every rate on these pages comes from one dated file, and the "verified" date you see is rendered from the same place the arithmetic reads — so it cannot claim a check that did not happen. The figures are tested against the Land Transfer Tax Act and Toronto Municipal Code Chapter 760 every time this site is built; if a bracket is ever wrong, the build stops rather than publishing it.
That is not a flourish. Most calculators still treat Toronto's municipal land transfer tax as a copy of the provincial one, which was true until 1 January 2024 and understates a $4,000,000 purchase by $10,000 today. Ours does not, and there is a test whose only job is to stop anyone simplifying it back.
They are estimates for planning. Your lawyer's statement of adjustments is the number that settles it, and Elixir Real Estate is not a law firm, a lender or a tax adviser.
