In this write-up, we discuss what exactly Home Inspection in Real Estate is, what is generally covered in the inspection process and how critical it is for a new home buyer.  

The importance of Home Inspection in the process of buying/selling a home cannot be undermined. A Home Inspector will ensure to verify that the systems and the foundations of the home are free from critical damages, that may increase your cost of ownership and maintenance in the future.

As a buyer, when we offer a property, we can include an inspection clause along with other clauses such as finance. This would allow us to get the inspection done by a licensed inspector and ability to walk out of the transaction if something substantial is uncovered.

Also, at times the Seller would agree to get the findings fixed before the closing date or have a reduction in the agreed price for the buyers to take care of after the closing. Multiple times while working with buyer clients we were able to uncover major deficiencies and were able to come to an agreement with the Sellers for mutually agreed arrangement.

To understand the Home inspection process a bit deeper let us review all of the elements which are reviewed in the inspection process,
For Structural elements of the home, the inspector will review walls, the condition of the exterior siding panels, roof, foundation, grading etc.


In the Exterior they will review landscaping, elevation, drainage, doors, side railings, condition of the driveway, rain gutters and downspouts etc.



For the interiors, they will review the condition of floors, walls, ceilings, stairs, railings, room doors, patio doors, windows, attic insulation etc.

They would have a visual inspection of the Roofing for any missing roof shingles, and general life remaining in the shingles, they will also review the ventilation in the attic.

For plumbing elements, they look for drain flow in bathrooms, pipes, toilets, showers, sink clogs and similar.

For HVAC which is Heating, Ventilation and Air Conditioning - they will review the working of thermostats, and whether air conditioner and furnace operations are giving appropriate cooling and heating.

For Electrical components, they will review circuit breakers on the panel for the right size/load, main panel, wiring, grounding, exhaust fans functioning in baths and kitchen, light fixtures/outlets etc.




For Appliances they will look at dishwashers,cooking stove units,  and washers/dryersfor their normal operation. 


If you are purchasing a home, it is in your best interest to know any underlying issues with the home before you close the transaction. This becomes even more important when we are purchasing an older property.

A professional home inspector will help in identifying any known problems with the home that may affect your buying decision. Being the biggest purchase of our hard-earned money it's absolutely in our best interest to do our due diligence as a buyer.

On the other hand, if you are selling a home, you should know about any hidden problems before your home goes on the market. Usually, buyers will require a professional home inspection as one of the conditions in their offer purchase. If the inspector points to any serious problems, the buyer will have the option to move away from the deal. Any issues with the home should be fixed before your home is put on the market and inspection gives us those valuable insights about our own property.

This will make selling your home a lot easier and remove any surprises in the whole process. Gives us an opportunity to take care of deficient elements and will give much-needed confidence to our buyers to go ahead with the purchase.

The cost of a home inspection would largely be based on the size and location of the property and would range from a couple of hundred dollars, however, it is minuscule in comparison to the price of the property and the peace of mind it brings along.
